For the foregoing reasons, it is held that the First Rent Appeal was maintainable; that consolidation of a civil suit for specific performance with a rent application under the Sindh Rented Premises Ordinance, 1979 is neither contemplated nor permissible in law. Accordingly, petition stands dismissed.
